Each member of our team is familiarized with your home so they can confidently answer questions to help in booking the reservation. We establish market and seasonal rental rates with ongoing rates management to compare your home’s rates to available homes
of similar size and amenities. Your home is professionally photographed for website and print ads then added to the vacationlivingla.com website and other marketing platforms including VRBO. We maintain a social media presence on YouTube, Facebook, Twitter,
Pinterest and Yelp to promote our homes. For monthly or longer-term seasonal rentals we include marketing to the local real estate community by listing available units on the Multiple Listing Service (MLS). We work with Owners to prepare individual binders
with property specific information to assist guests in navigating any special home features.
Once a home is listed, Vacation Living provides an online reservation and tracking system available 24/7, maintaining a Master calendar for the property. We prepare and complete rental agreements with all guests and verify identity of all bookings. The Vacation
Living website provides for integrated credit card processing to collect and administer deposits rents and fees. Once guests arrive, our team facilitates the check-in and check-out procedures and provides concierge services to enhance the guest’s experience.
We are available throughout the guest’s stay for questions and response to any maintenance and housekeeping requests.
Owners receive a monthly and annual owner disbursement and detailed accounting statement identifying each booking, length of stay, gross and net proceeds. Our office collects applicable transient occupancy taxes and remits them monthly or quarterly to the
relevant municipality. We collect travel insurance, damage insurance and security deposits and remit to the travel agency or to Guests after departure, if applicable.
VACATION RENTAL PROPERTY MANAGEMENT
Our Inspection Manager ensures that your property is maintained to high standards. We conduct inspections and inventory upon check out and provide housekeeping services to thoroughly clean between guests. Our inspector returns prior to the guest’s arrival
to re-inspect after housekeeping to ensure homes are properly prepared for the next guest’s stay. While guests are in residence, Vacation Living provides 24/7 service for the guest and the property. We oversee property repairs and maintenance as directed by
the owner and maintain a record of all repairs, maintenance issues and requests. Completed repairs and maintenance are reflected on the owner statement for the month as well as provided as part of a year-to-date total reflected on the same statement.
PROPERTY CONCIERGE SERVICES
Our property concierge services cater to those homeowners who have a second home, not necessarily on a rental program, and need local professional assistance in maintaining their property.
Housekeeping, Maintenance and Repair, Coordination with Pool and gardening/landscape staff and meeting with pest control management. We provide routine checks for leaks, storm damage, rodent or insect intrusion, alarm alerts or any other routine checks. We
can be onsite for any hired personnel, water interior plants, periodically start vehicles and change air filters. Our vacation Living team is also available to prepare the home for Owner stays, including stocked refrigerator, flowers, etc. The costs associated
